A private island in Scotland with its own pebble beach and large seabird colonies is on sale for £150,000 - but there is one drawback.

Barlocco, which is 25 acres in size, is described as ideal for anglers, bird spotters, and water sports fans.


The inhabited island can be accessed via boat or by foot and tractor during low tide.

It also boasts its own pebble beach where a boat can be anchored or beached.

The site is of Special Scientific Interest as it features perennial flax, rock sea lavender and fragrant orchid plants.

However, the island does have one downside which could cause problems for buyers.

There are no buildings and little chance of planning permission.

Any buyer is being advised to discuss opportunities to construct on the island with the local planning authority.

Barlocco is located in Fleet Bay about nine miles by road from Kirkcudbright in Dumfries and Galloway.

Galbraith, which is the agency dealing with the sale, said it was a "rare opportunity" for someone to own their own island.

The site has "outstanding views" and has some of the largest seabird colonies in the area.

Recreational activities such as bird spotting, island walks, sea angling and additional watersports can be enjoyed on the island.
