Two property mistakes that could knock £36,000 off the value of your home and put buyers off

They detailed the property "mistakes" that can knock as much as £23,000 off your home value, based on the average house price of £282,776.

A messy garden will lead to the biggest drop in the offer, according to experts at Yopa.

They said: "If a garden is in a state of disrepair, unloved, unkempt, messy and overgrown, it destroys first impressions.

"Sellers need buyers to fall in love with a property the moment they set eyes on it, so showing them mess and mayhem can damage your chances of receiving a good offer.

"It’s estimated that an out-of-shape garden can knock between 8.2 per cent to 20 per cent off a home’s value, which, even in the best case scenario, is equivalent to an average loss of £23,188 based on the current average house price of £282,776."

Similarly, if the inside of the home is messy this could also deter buyers from giving their best offer.

An untidy home can give a bad first impression which could cost the seller more than £13,000, the experts estimated. This could be a total decrease of £36,000 if combined with a messy garden.

They added: "First impressions count. Tidying your home before potential buyers come to view it is the easiest and most basic thing you can do to achieve the highest possible price.

"It is estimated that an immaculately presented home can increase the value of offers by an average of 4.7 per cent.

"If, therefore, a house looks dirty and you miss out on this additional 4.7 per cent, you’re waving goodbye to a possible £13,290."

Spending time tidying the garden or adding a lick of paint to a tired room can help viewers envisage themselves in the home.
