A private Welsh island with connections to the British monarchy has come onto the market at £350,000, roughly equivalent to what buyers might pay for an unassuming semi-detached property in the UK.

Ynys Gifftan spans nearly 18 acres in the Dwyryd estuary off the north Wales coast, providing considerably more space than a typical suburban dwelling.

The island's name carries particular significance, translating from Welsh as "gift island" – a reference to its historic ties to royalty.

The property is thought to remain part of the Harlech estate to this day.

Queen Anne, the early 18th-century monarch, previously held ownership of the island before presenting it to the forebears of Lord Harlech.

This royal gift bestowed upon the territory its enduring sobriquet: "Anne's Gift Island."

The transfer took place during the 1700s, cementing the connection between the Harlech family and this remote Welsh outpost that has persisted for centuries.

Today, the island's regal provenance adds a distinctive historical dimension to what estate agents are marketing as an unusual property opportunity in one of Britain's most scenic coastal regions.

The island now falls within the boundaries of Snowdonia national park, its landscape characterised by autumnal bracken and resilient shrubs that give way to a rugged coastline.

A stone farmhouse on the eastern shore served as a residence until the 1970s but has stood empty since, requiring substantial renovation work.

An adjacent outbuilding offers potential for conversion.

Prospective buyers should note the absence of mains electricity, though a septic tank exists on site.

A water pipe was laid in the 1980s, although Carter Jonas has indicated uncertainty about whether this supply remains functional.

Hugh O'Donnell, a partner at Carter Jonas's Bangor office, said: "Ynys Gifftan presents a truly unique opportunity for a buyer who appreciates its exceptional location and potential.

"We expect interest from buyers looking for an exciting lifestyle project in one of Wales's most beautiful coastal landscapes, or someone who is looking for their very own secluded haven."

The estate agency has described the property as suited to those seeking a challenging renovation project or complete seclusion – the tidal conditions render the island inaccessible to visitors twice daily.

Walkers can reach Ynys Gifftan on foot when the tide recedes.

The Italianate village of Portmeirion lies across the estuary, whilst nearby Harlech hosts the Royal St David's Golf Club.
