The post-Christmas period is often when people start dreaming of a fresh start

Boxing Day isn't just about turkey leftovers and snapping up bargain buys in the sales; it's become one of the busiest times of the year for house hunters.

According to Rightmove, new property listings on Boxing Day jump 26 per cent year-on-year, and experts predict that even more sellers will get in on the action this time around.


Estate agent platforms also experience their biggest traffic surges on December 26.

It's the moment when families gather, take a breather and start dreaming of a fresh start (and home) as they hurtle towards the new year.

For some sellers, timing really is everything. Kim Heron from Nottingham discovered this firsthand after her property sat with little interest when she first put it on the market in May, reported Frank Modern Estate Agents.

"But re-listing on Boxing Day completely changed the game: eight viewings booked within days, and two offers over asking price by January 2," she said. "Timing was everything."

Her experience shows just how powerful the festive window can be; listing when buyers are actively browsing during their Christmas break gave her home the visibility it needed to attract serious offers almost immediately.

But the catch is that despite buyers' enthusiasm, the dark, chilly winter months can actually be off-when it's time for a house viewing.

Estate agents warn that cold rooms make buyers rush through visits, while condensation on windows can suggest ventilation problems.

Gloomy interiors, cluttered hallways, muddy footprints and garish Christmas decorations can all make spaces feel cramped and uninviting.

Estate agent Charlotte Hampton said: "Selling properties in winter can be challenging.

"There's nothing worse than stepping into a freezing home or seeing condensation on every window. First impressions matter more than ever at this time of year."

So, how can sellers make the most of the Boxing Day boom and overcome the challenges of selling during winter?

According to the interior experts at Hillarys, it all comes down to warmth, lighting and kerb appeal.

"Set your heating on a timer so the home feels comfortably warm as soon as buyers walk in, and if you have a log burner or open fire, use it to create instant cosiness," Yvonne Keal advised.

On those short winter days, maximising natural light by opening blinds and curtains is also essential, then switching to soft table and floor lamps as evening approaches to create a welcoming atmosphere.

Outside matters just as much: clearing paths, switching on outdoor lights and tidying entrance areas help achieve that polished first impression before buyers even step through the door.
