Princess Beatrice's husband was forced to make a U-turn after Andrew Mountbatten-Windsor's demotion.

Edoardo Mapelli Mozzi was making regular visits to Royal Lodge 12 months ago, offering design expertise to his father-in-law, Andrew, for an ambitious refurbishment project.


The founder of Banda Property was advising on modernising the 17th-century Windsor estate that Andrew had occupied since 2008.

However, the King has subsequently revoked Andrew's princely status through Letters Patent, compelling him to vacate the 30-room residence due to his association with convicted sex offender Jeffrey Epstein. The renovation blueprints have, therefore, been shelved.

Instead of selecting colour schemes with his son-in-law, the former duke must now prepare for relocation to a private dwelling on the Sandringham estate in Norfolk, where he will reside as an ordinary citizen.

Princess Beatrice's husband, who celebrates his 42nd birthday today, was spotted at the Berkshire property on numerous occasions throughout November last year.

Sources told the Mail that the creative director was consulting on extensive upgrades to the historic Great Windsor Park residence.

The Italian-born entrepreneur brought considerable expertise to the project. His firm specialises in high-end residential developments, making him particularly qualified to tackle the manor's substantial restoration needs.

At that time, Andrew remained optimistic about his future at the property. Reports indicated he was particularly pleased to have retained residency rights and had begun orchestrating comprehensive improvements to the estate he shared with former spouse Sarah Ferguson.

The Windsor property had deteriorated significantly under Andrew's stewardship. The manor's poor condition was well documented, with visible fractures and fungal growth marring the external walls of the £30million estate.

Royal insiders acknowledged the residence required substantial remedial work. The scope of necessary repairs was expected to influence any financial settlement Andrew might receive upon departure.

Mr Mapelli Mozzi's involvement made practical sense given the building's state of decline.

His professional background in luxury property restoration positioned him to address the manor's extensive maintenance issues, from structural concerns to aesthetic improvements that would have modernised the centuries-old residence.

These ambitious refurbishment plans have now been permanently shelved as Andrew faces imminent eviction from the estate he has called home for nearly two decades.

King Charles's intervention marked a decisive break with his brother, prioritising institutional integrity over familial bonds.

Mr Mapelli Mozzi has maintained a strictly professional presence since August, focusing exclusively on Banda Property's portfolio through social media channels.

His public appearances have been minimal, with only one documented outing alongside Beatrice at a charity event in Battersea earlier this month.

Meanwhile, Fergie is reportedly preparing to relocate to Princess Eugenie's Portuguese coastal property, where a suite has been arranged for her arrival in January.

Unlike Andrew's move to Sandringham, the former duchess must establish independent living arrangements at her younger daughter's £3.6million villa.
