Simple upgrades to your property can make it more appealing to potential buyers

Updating the rooms in your home before listing can be a smart move if trying to add more value to a property.

While sellers often focus on the kitchen or bathroom, they could miss a trick by overlooking another important room that is important to potential buyers.


This is according to experts at John D Wood & Co., who advised Britons to pay special attention to their principal bedrooms before listing.

They added this plays a "vital role" in shaping how buyers connect with a space, as recent research showed it is one of the most closely judged features during a viewing.

Regional director at John D Wood & Co., Kesha Foss-Smith said: “The bedroom is where people imagine themselves starting and ending every day, so it plays a big role in whether or not a buyer sees a home as ‘the one’.

“If it feels small, dark or uninviting, that impression can carry through the rest of the viewing. But if the space feels calm, well-kept and aspirational, it instantly adds value and makes the whole property feel more appealing.”

The experts recommended some simple tips to make your bedroom more appealing before putting your property up for sale.

Upgrade your bedding with layers and texture

The pros said: "The bed is the focal point of the room, so dressing it well can instantly elevate the entire space. You should opt for more neutral tones like white, beige or soft grey and avoid bold prints or colours that might be too personal or distracting.

"Another way to draw attention is by adding depth to your bedroom by layering a folded throw at the end of the bed and two or three plump cushions near the pillows. These extra layers help create a feeling of comfort and luxury, which is similar to what you’d expect in a boutique hotel, as well as signalling to buyers that the space is well cared for."

Remove oversized furniture to create space

Getting rid of clutter and furniture that isn't right for the room will also make a difference. The property experts added: "If the bedroom feels tight or cluttered, removing oversized furniture can help open up the space.

"Buyers are often influenced by how easy it is to move around a room, and too much furniture can make even a generous bedroom feel cramped."

Rearranging furniture and removing pieces that don't add to the space will make it feel less cluttered and also help potential buyers to imagine themselves living there.

Improve lighting for a softer, more welcoming feel

Lighting updates are an affordable way to give a good impression to buyers. The experts added: "Lighting also plays a crucial role in how a room feels, and small changes can go a long way. Overhead lighting can often feel cold or clinical, so it’s worth switching to warm white bulbs and introducing bedside lamps if you don’t already have them.

"A pair of matching lamps adds symmetry and helps create a more relaxed, ambient feel. Even if you’re working with limited light during viewings, soft lighting can transform the space into something that feels calm and welcoming - two qualities buyers instinctively respond to."

Clear and style surfaces with intention

"Keeping surfaces clear is important, but styling them intentionally adds character without clutter," the pros continued. "Rather than leaving bedside tables and chests of drawers completely empty, opt for a few simple, well-chosen details.

"A small potted plant, a neatly stacked book, or an understated candle can help the room feel lived-in without being too personal. The key is to create a space that feels clean and cared for, while still having a touch of warmth and lifestyle appeal."

Overpowering scents can be off-putting, but a gentle aroma helps buyers associate the space with comfort and calm.

"While most sellers focus on kitchens and living areas, the bedroom plays a powerful emotional role during viewings. A clean, calm and well-presented principal bedroom helps buyers feel at home - and that connection often turns interest into action."
