Savvy homeowners can capitalise on seasonal buyer preferences to maximise their property's appeal - and price tag

It is often cited that the timing of the year can affect the amount a property can be sold for on the housing market. However, the latest research has indicated the specific seasonal features that can add thousands to a home's value.

In fact, estate agents across Britain have identified the features that can significantly increase property values when marketed during the appropriate season.


Sellers could secure thousands of pounds more by timing their sales to showcase seasonal amenities, new research commissioned by Zoopla has revealed.

The comprehensive study surveyed over 100 UK estate agents who provided valuations based on a typical three-bedroom property with an average asking price of £324,000.

Their assessments compared recommended asking prices for homes with particular features sold between May and August versus other times of the year.

The findings suggest savvy homeowners can capitalise on seasonal buyer preferences to maximise their property's appeal and value.

Summer amenities have indicated particularly strong value-adding potential according to the estate agents' analysis. A south-facing or sunny garden could increase a property's worth by £5,832 when marketed during warmer months.

Swimming pools showed even greater potential, with professionals estimating an additional £5,897 could be achieved if selling in summer. Balconies were valued at £4,018 more during the peak season, whilst hot tubs could command an extra £2,819.

LATEST DEVELOPMENTS

Air conditioning systems, increasingly sought after during Britain's warming summers, could add approximately £4,925 to asking prices.

Meanwhile, winter months present equally compelling opportunities for sellers with properties featuring cold-weather amenities.

Traditional wood-burning fireplaces can add £4,568 to a home's value when marketed during winter, according to the estate agents' estimates.

Underfloor heating systems can command an additional £3,985 on average, while range-style cookers could increase asking prices by £3,337.

Energy efficiency measures prove particularly attractive to winter buyers, with features such as double glazing potentially adding £3,402.

Consumer expert at Zoopla Daniel Copley added: "The research clearly demonstrates that home buyers are swayed by the season and, in some cases, certain features can help sellers achieve more for their home."

Country house associate director at John D Wood & Co Claire Carter weighed in, explaining: "It's not necessarily the case that features add value, but they become more emotionally compelling a roaring fire on a cold winter's day or a glorious garden in summer can absolutely tip a buyer's decision."

The research, conducted by Mortar Research in June, found that 47 per cent of homeowners paid more for their property due to seasonal timing, estimating an average premium of £27,000.
