Selling your house and want to secure the best price? Property guru Jonathan Rolande shares the DIY jobs

that can 'pay off handsomely'

While doubt lingers over the state of the housing market and the timing of interest rate cuts, there is still much you can do to maximise the value of your home.

The latest data shows that the market is treading water with some uncertainty over whether it will pick up later in the year.

With inflation running slightly higher than forecast, the timing of expected interest rate cuts later in the year is also in doubt.

The good news is that there are plenty of things that you can do to ensure you get the best price for your property if you are looking to sell.

A home makeover can seem like a challenge. But making the effort will make all the difference further down the line, and it doesn’t have to cost a fortune either.

With some creativity, careful planning, and a range of practical and aesthetically pleasing changes, you can refresh your living spaces without busting your budget.

So if you are looking to sell, here are some of the DIY jobs you can rattle off this weekend, which can pay off handsomely.

Cutting grass, trimming hedges, and cleaning weeds from paths make your home look loved

Sort out the garden (adds £3,000)

Cutting grass, trimming hedges, and cleaning weeds from paths make your home look loved as soon as a potential buyer sets eyes on it.

Jet-wash the drive (adds £2,000)

Years of grime can be removed in under an hour with a borrowed pressure-washer, and it will give a great first impression to buyers of a home that is ready to move into.

Hanging baskets (adds £2,000)

Make your home stand out on your street by splashing out £20 on a couple of colourful hanging baskets or pots filled with hydrangeas.

Freshen up walls (adds £4,000)

Avoid your house looking scruffy to visitors by painting walls in high-traffic areas such as halls, stairs and landings to smarten them up. Also, remove old Blu-Tac and stickers from children's bedrooms.

Reseal or scrub grout (adds £2,000)

Your bathroom and kitchen may be acceptable, but small dots of mould and grime jump out to potential buyers, so it is good advice to scrub or replace any affected grout in tilework.

New light switches (adds £600)

They can lift a room massively and can cost only a fiver each, and if you don't want to fork out for an electrician, you can buy clip-on covers for as little as £2.
