Princess Beatrice and her husband Edoardo Mapelli Mozzi are moving back to London after the summer, leaving behind their Cotswolds retreat where they stayed with their daughters Sienna and Athena, and Edoardo’s son Wolfie.
The couple split their time between a private apartment at St James’s Palace and a £3.5million converted farmhouse in the countryside.
The six-bedroom property, with tennis courts, gardens and an outdoor pool, has served as a summer base, but the family now need to be closer to schools in the capital.
In 2024, Edoardo confirmed to The Times that weekdays are spent in London for education.

Their Cotswolds home has also kept him near his mother, Nikki Williams-Ellis, who lives in Oxfordshire.
Earlier in the summer, the family travelled to Balmoral, joining other royals for the traditional Scottish holiday.
Prince William has described how important those stays are: “My childhood was full of holidays, having fun in the fresh air, swimming in lochs, family barbecues with my grandfather in command – and, yes, the odd midge.
"George, Charlotte and Louis are already aware of how dear Scotland is to both of us, and they’re beginning to create their own cherished memories there, too.”

| GETTYWhile their Cotswolds home has never been pictured, Beatrice has occasionally revealed glimpses of her London residence.
During one video call, she was seen in a beige-painted room with an Italian landscape on the wall — a nod to the country where she became engaged.
St James’s Palace itself is rarely photographed inside, but the Royal Collection Trust has released clips from its state rooms, including the Queen Anne Room decorated in red, white and gold, the grand staircase, the portrait-filled entrée room and the Throne Room. Fans reacted with delight.
“Love the St James’s Palace content! There are almost no plans of the state rooms and or internal portraits online, so it’s still fairly mysterious,” wrote one. Another commented: “Sublime.”

Meanwhile, Beatrice’s sister, Princess Eugenie, lives between Ivy Cottage at Kensington Palace and a property in Portugal with her husband, Jack Brooksbank.
Mr Brooksbank works at a luxury coastal development where homes start at £3.6 million.
Speaking to Hello! about her sons, Eugenie said: “They love swimming. The sea in Portugal’s a little bit rougher, so we’ve got our feet in, but Augie is a fish. He literally loves it.”
She also revealed a rare detail about their interiors: “We have whales and dolphins all across the walls.”
