Making simple DIY improvements before putting a property on the market can boost the value, according to an expert

DIY jobs can be quick and cheap, yet they can make a huge difference to how your property appears to potential buyers.

Simply cleaning, ventilating and gardening could be among the best ways to make your home sell more quickly.

"As we move from winter into spring everyone is looking at getting round to the jobs they've been putting off," founder of House Buy Fast Jonathan Rolande explained.

"For anyone looking to sell a home, then a spring refresh before you put it on the market is vital. There are a few jobs which, if prioritised, can create the quickest results that, ultimately, might help secure a quick sale and boost the offer you receive."

Jonathan said: "A home should be well-ventilated for viewings in warmer weather – make sure they open and close easily.

"Spring clean the entire property. Dust shows much more in the bright spring sunshine and you want to encourage prospective buyers to imagine living in domestic bliss, not sneezing."

Brightening the property with small touches like a lick of paint or having fresh flowers on display can make it feel more homely. This helps potential buyers visualise themselves living there.

Jonathan continued: "Fresh flowers and spring air fresheners give a welcoming feel but they should not be overpowering.

"Scented seasonal flowers will feel more natural but make sure you change the water regularly or the smell could be the opposite of the one you were hoping for."

A few maintenance jobs in your outdoor space can also encourage buyers to put in a higher offer.

Jonathan continued: "Improving any outside space will boost its value, particularly as we’ve all appreciated its importance more and more lately.

"The mood-boosting benefits of gardening and getting outside should not be underestimated so making the most of it provides another reason for a viewer to turn into a buyer.

"Get deadheading and pruning any plants or flowers which have passed their best. No one is going to feel joy at looking at dead flowers.

"Whether it’s a window box, a patio with space for pots or a garden, putting in seasonal flowers looks good and shows a property is cared for. You don’t need to spend a fortune and can even take them with you when you move."

If you have outdoor seating, make sure it is well-presented by giving it a clean and tidy.

The property expert added: "Make any outdoor seating area welcoming by cleaning the furniture and putting on cushions and opening a parasol for viewings – assuming the rain has stopped.

"Plants or flowers, or maybe a jug of juice and glasses on the table are also inviting and it all help viewers visualise themselves living there.

"More practically, check the roof and guttering for winter damage and blockages and get them sorted right away. Blockages left for a time can lead to damage to the brickwork and damp inside the home."
